The Sun Valley area real estate market continues to demonstrate strength through the summer of 2026, with year-to-date sold volume and average sale prices both running well ahead of last year. While individual neighborhoods and property types continue to tell different stories, the broader market remains resilient, supported by strong activity in the condominium sector and continued demand for exceptional properties in the resort core and surrounding luxury markets.
Year to date, overall residential sold volume has increased 18% from approximately $536.6 million to $633.2 million. The number of closed sales also increased 3%, from 329 transactions to 338, while the average sale price rose 15% from approximately $1.63 million to $1.87 million. At the same time, active inventory declined 6%, from 892 listings to 837. The combination of higher dollar volume, rising average prices and modestly higher transaction counts points to a market that remains healthy, even as buyers continue to be discerning.
Single-family homes have been an important driver of the increase in market volume. Year-to-date single-family sold volume rose 13%, from approximately $350.2 million to $397.6 million, despite the number of closed sales declining 5% from 183 to 173. Average sale price increased 20%, from approximately $1.91 million to $2.30 million. Active single-family inventory remained essentially unchanged year over year, suggesting that much of the increase in dollar volume is being driven by activity at higher price points.
Within the resort core, Sun Valley single-family homes posted particularly strong results. Sold volume increased 50%, from approximately $24.4 million to $36.6 million, while the number of sales increased from 5 to 6. Average sale price rose 25%, from approximately $4.88 million to $6.10 million. Active inventory declined 23%, from 30 homes to 23, further reinforcing the limited supply of single-family properties within Sun Valley.
Ketchum's single-family market presents a more nuanced picture. Active inventory declined 28%, from 56 homes to 40, while closed sales declined from 13 to 11. Sold volume decreased 10%, from approximately $66.2 million to $59.2 million. Despite fewer transactions, the average sale price increased 5% to approximately $5.38 million, and homes sold at an average of 97% of list price compared with 93% last year.
Warm Springs single-family activity also reflects the importance of sales mix when evaluating year-over-year statistics. Seven homes have sold year to date compared with 5 last year, an increase of 40%, while sold volume declined 6% to approximately $25.7 million. Average sale price declined from approximately $5.49 million to $3.67 million, indicating that this year's closed sales have occurred at lower price points than the luxury-heavy mix recorded during the same period in 2025.
The condominium market continues to be one of the strongest segments of the Sun Valley area market. Overall condominium sold volume increased 61%, rising from approximately $96.1 million to $154.8 million. Closed sales increased 25%, from 90 to 113, while average sale price climbed 28% from approximately $1.07 million to $1.37 million. Active condominium inventory declined 7%, from 262 units to 243.
Ketchum condominiums have been a significant contributor to that growth. Sold volume increased 67%, from approximately $48.8 million to $81.5 million, while sales increased 40%, from 32 to 45 units. Average sale price rose 18% to approximately $1.81 million. Warm Springs condominiums posted even larger percentage gains, with sold volume increasing 182%, from approximately $3.9 million to $11 million. Nine units have sold compared with 5 last year, while average sale price increased 56% to approximately $1.22 million.
Sun Valley condominiums also remained strong. Sold volume increased 31%, from approximately $14.3 million to $18.8 million, despite the number of sales remaining unchanged at 17. Average sale price increased 31%, from approximately $839,000 to $1.11 million, while active inventory declined 32%, from 40 units to 27.
South of Ketchum single-family activity has moderated from last year's luxury-heavy market. The number of sales remained unchanged at 24, while sold volume declined 20%, from approximately $98.6 million to $78.3 million. Average sale price similarly declined 20%, from approximately $4.11 million to $3.26 million. Active inventory also declined 12%, indicating that the lower dollar volume is more reflective of the mix of properties sold than an increase in available supply.
Hailey's single-family market continues to show signs of normalization. Active inventory increased 20%, from 110 homes to 132, while the number of closed sales declined 14%, from 68 to 58. Sold volume, however, remained virtually unchanged at approximately $71.4 million. Average sale price increased 17%, from approximately $1.05 million to $1.23 million, demonstrating that values have remained resilient even as transaction activity has slowed.
Townhomes present a more mixed picture. Overall townhome sales increased 12%, from 39 to 44 transactions, while sold volume declined 7%, from approximately $81.9 million to $75.6 million. Average sale price decreased 18%, from approximately $2.10 million to $1.72 million. Ketchum townhomes were a notable exception, with sold volume increasing 34% to approximately $28.3 million and average sale price rising 47% to approximately $2.83 million, despite one fewer sale year over year.
As we move into fall, the market continues to reward properties that are well positioned, appropriately priced and effectively presented. The year-to-date numbers reinforce that demand remains strong, particularly for quality properties in desirable locations, but the differences between individual neighborhoods and property types are increasingly important. Understanding those nuances remains essential for both buyers and sellers navigating the Sun Valley area market.
